Charlestown Real Estate Market Update: Q1 vs. Q2 2025
Charlestown continues to prove why it’s one of Boston’s most sought-after neighborhoods. The first half of 2025 shows a market that’s heating up fast — with more sales, quicker turnarounds, and plenty of competition. However, not every segment is moving in the same direction, so whether you’re buying or selling, it pays to know the details.
Sales Volume: Activity Surges in Spring
The market picked up major steam in the second quarter:
Q1 (Jan–Mar): 28 condos closed
Q2 (Apr–Jun): 49 condos closed
That’s a 75% jump in closings, a sure sign of how competitive Charlestown becomes as we head into spring and summer.
Days on Market: Homes Selling Much Faster
Homes that lingered in the winter were suddenly flying off the market by late spring.
Q1 Trend: 54 (Jan) → 40 (Feb) → 49 (Mar)
Q2 Trend: 90 (Apr) → 18 (May) → 30 (Jun)
By May and June, condos were selling in under a month — a massive shift from earlier in the year.
Bidding Wars Are Back Q1:
4 homes sold above asking
Q2: 22 homes sold above asking
By June, most homes were selling at or above the list price, demonstrating the significant leverage sellers gained as buyers competed.
Median Prices: Volatile, But Outliers Skew the Data
Prices fluctuated, with February showing an outlier sale of nearly $2.9 million that inflated the averages. Outside of that spike, most homes in Q2 closed in the lower-to-mid $1 million range.
The lesson? Don’t let one or two luxury sales convince you the entire market has shifted. Take a look at the trend: more sales, faster deals, and increased bidding wars.
One-Bedroom Condos: A Buyer’s Market
Q1: $591,583 (2024) → $561,500 (2025) (–5%)
Q2: $671,866 (2024) → $598,654 (2025) (–11%)
One-bedroom prices are down year-over-year, giving buyers more leverage in negotiations. Sellers, on the other hand, will need to price realistically.
Two-Bedroom Condos: Driving Market Strength
Q1: $943,908 (2024) → $885,511 (2025) (–6.4%)
Q2: $962,850 (2024) → $1,039,786 (2025) (+8.1%)
Two-bedrooms rebounded strongly in Q2, helping fuel Charlestown’s hot spring market. Sellers here are in a much stronger position, especially heading into summer.
Three-Bedroom Condos: Stable and Predictable
Q1: $1,251,800 (2024) → $1,324,000 (2025) (+4.9%)
Q2: $1,406,316 (2024) → $1,325,854 (2025) (–5.7%)
Three-bedrooms were steady, with little change between quarters. This makes them a more predictable segment, unlike the volatility seen in one- and two-bedrooms.
Overall Condo Market: A Mixed but Strong Picture
Q1 2025 vs. 2024:
List Price: +3.2%
Sale Price: +2.9%
Days on Market: 58 vs. 53
Overall, Charlestown condos are holding value and even ticking upward. Still, the real story is in the breakdown: smaller condos are softening, while two- and three-bedrooms are fueling the market’s strength.
What This Means for Buyers and Sellers
For Buyers: One-bedrooms are where you’ll find the most opportunity, while two-bedrooms are heating up. Be prepared to move fast, as homes are spending less time on the market and bidding wars are increasing.
For Sellers: If you own a two- or three-bedroom condo, the spring market is working in your favor. Pricing realistically can help you spark competition and secure strong offers.
