Charlestown Single-Family Market: Q1 vs. Q2 2025
Charlestown single-family home market is small — but don’t let the size fool you. With just 10 homes sold in the first half of 2025, every transaction tells a story. The data appears somewhat erratic at first glance, but after stripping away the outliers, a clear picture emerges: this market is becoming faster, more competitive, and shifting toward sellers.
Sales Volume: Small but Rising
Q1 (Jan–Mar): 4 homes sold
Q2 (Apr–Jun): 6 homes sold
The numbers are modest, but with only 10 total sales, it doesn’t take much to shift the trend line. What matters more here is not how many sold, but how fast they sold — and that’s where the story gets interesting.
Days on Market: From Lingering to Lightning Fast
Q1: 53 (Jan) → 33 (Feb) → 16 (Mar)
Q2: 205 (Apr, outlier) → 69 (May) → 29 (Jun)
That April spike at 205 days on market was almost certainly one stale listing dragging the numbers. However, the May and June data reveal the real story: homes started moving much faster, with some closing in under 30 days.
Bidding Wars: Sellers Gain the Edge
Q1: 2 homes sold above asking
Q2: 3 homes sold above asking
That may not sound like much, but with such a small number of sales, it’s meaningful. Buyers were competing more aggressively in May and June, a clear sign that the balance of power is shifting toward sellers.Q2: $2.28M (Apr) → $1.73M (May) → $1.78M (Jun)
Prices were all over the place, thanks to a few high-end outliers. February’s $3.25M sale, for instance, is not the new norm. The more consistent picture is closer to $1.7M–$1.8M in late spring.
What Buyers and Sellers Need to Know
For Buyers
Charlestown’s single-family market is heating up. Homes are selling faster, and multiple-offer situations are becoming more common. Don’t get hung up on the inflated numbers from earlier in the year — the real trend is faster sales at realistic prices. If you see a home you love, be ready to move quickly and compete.
For Sellers
Your leverage is improving. The market is rewarding realistic pricing with quick sales and even bidding wars. Resist the urge to list too high based on February’s outlier. Instead, price smart and let the market’s growing competition work in your favor.
Final Thoughts
The Charlestown single-family market may be small, but it’s shifting quickly. Q1 gave buyers some room to negotiate, but by late spring the momentum clearly swung toward sellers. Timing and pricing are everything in this market.
