South Boston Condo Market Sees Dramatic Shift from 2024 to 2025
If you’ve been watching the South Boston real estate market—or even just scrolling through listings—you’ve probably noticed some significant changes lately. As a full-time real estate professional who’s walked this neighborhood through the highs and lows, here’s what really happened in the first half of 2025.
📉 Q1 2025: A Slow and Uncertain Start
Compared to Q1 2024, the condo market got off to a slow start. We saw:
Average Sale Price dropped from $1.15M to $1.02M
Properties sat longer (DOM 62 days vs 64 days in 2024)
Sellers had to temper expectations, and buyers had more room to negotiate.
Honestly? If you were a seller, it was frustrating. If you were a buyer, it was your moment.
🔁 Q2 2025: A Surprising Turnaround
Then came Q2—and everything changed. Sales prices rebounded, but not to the previous year’s levels:
Average Sale Price in Q2 2025: $968K vs $2.12M in Q2 2024 😲
The number of days on the Market dropped sharply to just 44 days.
But don’t let the lower price fool you. The quicker sales tell us something big: buyers are active and homes are moving—if they’re priced right.
🧐 What This Means For You
🔹 If You’re a Seller:
Don’t expect 2024 prices—but don’t panic either. If your home is priced realistically, it’s likely to move quickly, thanks to the lower DOM.
🔹 If You’re a Buyer:
You’ve got more options and less competition than last year. However, you’re not the only one who’s noticed this. Well-priced homes are going fast.
🔹 If You’re an Investor:
The days of rapid appreciation may be behind us—for now—but a faster market means better liquidity and rental potential.
