Boston Condo Market Report: Back Bay, Beacon Hill & Charlestown Heat Up for Summer

Boston Spring turned into summer fast this year — and so did the condo market across three of Boston’s most in-demand neighborhoods. Here’s what the data from Q2 2026 (April–June) tells us, compared against Q1 2026, and what it means if you’re buying or selling in Back Bay, Beacon Hill, or Charlestown.

The Big Picture

Across all three neighborhoods, one trend stood out: homes are selling faster with every passing month. Average days on market fell steadily from April through June in every neighborhood we track — a clear sign that buyer competition picked up as the season went on.

  • Charlestown is the hottest market of the three right now. Homes there sold for above asking price on average in Q2 (103.0% of list price) and closed in as little as 20 days on average.
  • Back Bay’s pace nearly tripled. Average days on market dropped from 122 days in April to just 40 days in June, and the sale-to-list ratio improved from 94.5% in Q1 to 96.8% in Q2.
  • Beacon Hill followed the same pattern, with days on market falling from 72 to 29 across the quarter — but larger units saw real price softening, opening the door for move-up buyers.

Back Bay

Month Condos Closed Avg. Days on Market Median Sale Price % Sold Below Ask
April 21 122 days $2,916,095 57%
May 34 58 days $2,536,443 65%
June 30 40 days $2,163,833 43%

By unit type, Q2 averages held up better than the headline median suggests: studios averaged $744,375 and one-bedrooms $910,350, both down only modestly from Q1. Two-bedrooms fell more noticeably, from $2.46M to $2.09M. The drop in the overall median is driven largely by a higher share of smaller-unit closings, not a broad price decline.

For sellers: speed favors you — listings are moving nearly three times faster than they were in April, and the improving sale-to-list ratio means homes are closing closer to (or above) asking.

For buyers: the best negotiating window may be behind you. The share of homes selling below asking price fell to 43% in June from 65% in May, so competition is picking back up. If you find the right unit, move on it — 40-day average days on market doesn’t leave much room for a leisurely decision.

Beacon Hill

Month Condos Closed Avg. Days on Market Median Sale Price % Sold Below Ask
April 15 72 days $1,806,687 60%
May 10 48 days $1,942,240 40%
June 15 29 days $1,703,327 53%

The standout story here is larger units. Two-bedroom averages fell from $2.21M in Q1 to $1.39M in Q2, and three-bedrooms from $3.37M to $2.78M — a meaningful pullback. Meanwhile, the sale-to-list ratio actually improved, from 91.9% to 97.6%, showing that well-priced homes are still closing at strong terms even as the market resets on bigger units.

For sellers: the market is accelerating — days on market dropped from 72 to 29 across the quarter — but if you’re selling a larger unit, price to current demand rather than Q1 comps.

For buyers: this is your opportunity if you need more space. Two- and three-bedroom prices have real room compared to earlier in the year, and 40–60% of homes each month are still selling below asking. Just don’t wait too long — the pace has been picking up steadily.

Charlestown

Month Condos Closed Avg. Days on Market Median Sale Price % Sold Below Ask
April 15 30 days $991,450 20%
May 18 14 days $1,147,805 27%
June 26 22 days $1,046,150 57%

Charlestown is the tightest market of the three. Its Q2 average sale price (103.0% of list) was the only one of the group to close above asking on average, and days on market fell from 48 in Q1 to just 20 in Q2. Every unit size — one-, two-, and three-bedroom — gained value quarter over quarter.

For sellers: this is the strongest seller’s market of the three right now. Multiple-offer activity is pushing average sale prices above list, and appreciation across all unit types gives you real room to price with confidence.

For buyers: come prepared — pre-approval and a fast decision timeline are essential here. That said, June saw 57% of sales close below asking, the highest share of the quarter, so there are still some pockets of negotiability even in a hot market.

Bottom Line

If you’re selling in any of these three neighborhoods, the spring-to-summer momentum is on your side — days on market are down across the board, and pricing power is holding or improving. Buyers looking in Charlestown require speed and a strong offer; Back Bay’s negotiating window is narrowing, and Beacon Hill — especially on larger units — is where you’ll find the most room to work with right now.
