Spring Market 2025: Why It’s Starting Early & How to Prepare Your Home for Sale

The spring real estate market is kicking off early this year. At my January sales meeting, many agents said sellers were getting ready to list or had already listed. But it’s not just sellers getting off the fence—buyers are entering the market early, too.

One colleague recently listed a home in Brookline for under $1 million. Seventy people attended the open house; many said they planned to submit offers. But when offer day arrived, only one came through. Many buyers assumed multiple bids and backed out before even trying. Remember, it’s not always the highest price that wins—a firm offer with better terms can still be competitive. The market is heating up, and buyers and sellers are adjusting to current interest rates.

If you’re planning to sell, first impressions matter. Staging can help your home stand out and maximize your sale price. Here are ten essential tips to get your home market-ready:

1) Declutter & Rearrange

Start by removing unnecessary items. A clean, organized space helps buyers focus on the home’s potential. Decluttering may also reveal areas that need a fresh coat of paint or minor updates. Lighter colors and mirrors can brighten rooms, making them feel more spacious.

 2) Deep Clean

A spotless home leaves a lasting impression. Kitchens and bathrooms are essential, as they can make or break a buyer’s decision. If you live in a condo, consider having the common areas professionally cleaned.

 3) Keep Colors Neutral

Bold colors can be distracting and make it harder for buyers to envision their style. While a modern, vibrant design appeals to some, most buyers prefer neutral tones that create a fresh, inviting atmosphere.

While some personal touches make a home feel warm, limit family photos and personal memorabilia. The goal is to allow buyers to picture themselves living there without distractions.

Showcase standout elements like a fireplace, custom woodwork, or high ceilings. Thoughtful furniture placement and artwork can draw attention to these features and enhance the home’s appeal.

6) Boost Curb Appeal

First impressions start at the curb. Ensure well-maintained outdoor spaces and freshen up patios, decks, and landscaping. Simple updates like potted plants, trimmed hedges, and a fresh coat of paint can make a big difference.

 7) Optimize Lighting

Good lighting enhances the ambiance. Open curtains to bring in natural light, and replace outdated bulbs with bright, warm bulbs. Make sure exterior lighting is functional for evening showings.

 8) Add Inviting Touches

Small details, like fresh flowers, a bowl of fruit, or cozy throws, create a welcoming atmosphere. The scent is powerful, but subtle smells, like baked cookies or fresh linen, can also make a home feel more inviting.

9) Get Professional Feedback

Getting advice from a stager or interior designer can be invaluable. Even minor tweaks can significantly impact how buyers perceive your home.

10) Make Affordable Upgrades

Staging doesn’t have to be expensive. Simple updates like new cabinet hardware, fresh paint, or under-cabinet lighting can enhance your home without a significant expense.
