🔍 North End Condo Market Update: Q1 vs. Q2 2025 — What Buyers and Sellers Need to Know

As someone who has worked in residential real estate for nearly two decades — walking every cobblestone and corner of the North End — I’ve learned that this neighborhood is anything but predictable. The first half of 2025 has proven that once again. Whether you’re a buyer, seller, investor, or simply keeping an eye on the market, there’s a lot to unpack in this quarter-over-quarter report.
Here’s a full breakdown of what’s really going on behind the numbers — from studio units all the way up to three-bedrooms.

📈 Sales Volume Has Skyrocketed

The biggest headline? Closed condo sales in the North End nearly tripled in Q2 compared to Q1. We went from just 8 condos sold in Q1 to 22 in Q2 — a massive 175% increase in activity. That’s not just seasonal; it’s a sign of renewed buyer demand and more substantial seller confidence.

🔥 What this means:

Sellers are back in the driver’s seat (but pricing still matters — more on that below).
Buyers should be prepared to act quickly and come equipped with pre-approvals in hand.

🕒 Days on Market: Speeding Up… but Watch for Outliers

The average Days on Market (DOM) dropped slightly from 62 days in Q1 to 67 in Q2, but that doesn’t tell the whole story. April skewed the average — in reality, most homes sold quickly in May and June. This trend is typical for spring in Boston, but it also shows the market is warming up.

💰 Median Prices: Wild Swings, Not the Whole Story

Let’s be real — North End pricing this year has been all over the place.
Studios: Zero sales in all of 2024, until a questionable $440 sale appeared in Q2 2025. Likely a data error or highly unusual transaction. Please don’t rely on it.

One-Bedrooms: No Q1 sales in 2025, and Q2 saw a 13% price drop YoY — great news if you’re buying, tough pill if you’re selling.

Two-Bedrooms: Q1 was down 13%, but Q2 rebounded with a 17% increase — textbook seasonality mixed with buyer competition.

Three-Bedrooms: The most volatile segment. Q1 was up a whopping 48%, but Q2 crashed by 62%, likely due to a low-priced outlier sale. Buyers here should tread carefully and work with a local expert (hi 👋).

🧠 The “Mix of Sales” Effect: Why Averages Can Lie

With a small number of transactions, a single high-end or bargain-bin condo can seriously distort the average sale price. For example, that one low-priced three-bedroom in Q2 2025 pulled down the entire category. This is why I always recommend looking at trends, not just medians.

📊 North End Market Snapshot: 2024 vs. 2025

Quarter Avg. List Price Avg. Sale Price DOM
Q1 2024 $866,352 $777,590 56
Q1 2025 $808,433 $816,500 77
Q2 2024 $790,685 $795,896 48
Q2 2025 $823,205 $810,016 47
📝 Takeaway: Q2 is when the North End market shines. Homes sell faster, and sellers who price smartly can attract strong offers.

💡 Buyer Advice:

If you’re looking for a deal, aim for Q1 when homes tend to sit on the market longer, and sellers may be more negotiable. But if you’re buying in Q2, come ready to compete — especially for two-bedroom condos, where the market is red-hot right now.

💡 Seller Advice:

Q2 is your golden window. The market is energized, and homes are moving. But don’t get greedy — overpricing based on one flashy sale could backfire. Work with an agent who knows the neighborhood (again, hi 👋) and can price your home to sell, not to sit.

📍Need Local Guidance?

The North End is one of Boston’s most unique and dynamic markets. No blog post or Zestimate can replace the power of working with a real estate professional who knows the neighborhood intimately.
